The Project
Project Overview:
The Edition Apartments is a residential development located in Parnell, Auckland with 19 apartments. The building comprises of two carpark levels below street grade with the three upper levels cantilevered above the ground floor, retaining breathtaking views of the harbour beyond.
Challenges:
A large challenge with this project was the steep slope the building is on and the hidden basement carparking below street level. The 2-level carpark is close to the ground water table with hydrostatic conditions, so extra care is needed to ensure no water ingress into this building. The cantilevered upper levels also created some challenges due to the low slopes on the stacked balconies as well as the roof requiring a robust waterproofing solution.
Allco Solutions:
To ensure the finished building met with the needs of the residents, the Volclay waterproofing system was chosen for its versatility and effectiveness across various below ground applications:
Under Slabs and Foundations: Volclay Voltex, Waterstop RX, and Bentoseal were employed for critical areas including pile caps, lift pits, and ground beams.
Walls: The lower basement walls are in-situ poured against the pile face and waterproofed with Volclay Voltex. The upper walls are shotcrete therefore Volclay Voltex DS was the ideal choice for these walls as the durable construction of Voltex DS lends itself perfectly to shotcrete installation.
A high-performance torch-on waterproofing membrane was required for the roof and balconies therefore the Casali range was chosen.
Roof: Casali Dermabit Extra APAO multilayer membrane with primer, cap sheet and base sheet was the perfect choice for the roof of this apartment building due to its excellent properties of flexibility, elasticity and adherence well as being extremely resistant to ageing.
Balconies: The Casali membrane was the ideal choice for the balconies due to Allco’s commitment to supporting projects through all stages by contributing specialised drawings to address the minimal falls available and the need for screed and detailing. The Casali membrane had the added benefit of being highly compatible with the EVFM (Electric Field Vector Mapping) testing system which was stipulated before overlays on the balconies.
Execution and Outcomes:
The steep slope of this project site meant a long construction period for the below ground carpark and with multiple severe weather events during construction, clear communication and attention to detail was key to guaranteeing this building would remain watertight for years to come. Senior Technical Advisor Adrian Crow conducted many site visits during the construction of the two below ground carparks and remarked that “this site is so well organised and efficient, and tidy; a pleasure to visit”.
The Allco team worked closely with architects Monk MacKenzie, LEP Construction and Allco Approved applicators CCR Waterproofing to ensure the desired outcome for this apartment building was met. From offering support and guidance during the design stage to multiple on-site visits and troubleshooting problem areas, all parties collaborated efficiently to complete this impressive residential development and made certain it would remain dry for decades to come.
