The Project 

Roofing projects often come with unique challenges that require tailored solutions. At Halfway Bush Kindergarten, the existing roof needed a durable solution to address persistent leaks at the transition points. 

Challenges 

The kindergarten’s original roof featured a brown-built metal roofing system that was in reasonably good shape. However, the transition between the sloped metal roof and the flat metal section was prone to leaks. The roof’s low slope of 0:1 degree – a common design feature of its era – led to water pooling and leakage at transition points. Given the building’s age and roof design, an easy to execute and reliable solution was essential for long-term functionality and safety. 

Allco’s Solution 

After assessing the roof and considering the challenges of re-pitching, our approved applicators Dunedin Roofing Systems and H2off Waterproofing opted for a recover roof as the ideal solution. 

Instead of re-pitching the roof to meet the required 3-degree slope for a metal roofing system, an expensive and logistically complex option, they used the existing roof substrate as the platform for the Allco ALLRITE Recover Roof System. This approach allowed the team to preserve the existing structure while providing a cost-effective and efficient solution. 

Using the existing roof substrate offered several key benefits: 

  • Preservation of the original structure: By keeping the existing roof in place, the team avoided the need for significant structural modifications. 
  • Continuity and minimal disruption: The installation of the ALLRITE Recover Roof System meant the building occupants could remain in the kindergarten throughout the project. Since the original roof remained intact during the installation, there was no disruption to normal operations, ensuring a smooth process for both workers and occupants. 

Execution and Results 

One of the main challenges was managing the transition between the two differently pitched roof sections, which met at an internal gutter. These sections had varying heights, requiring precise calculations to ensure a watertight connection between the metal and membrane roofing. 

The successful completion of the Halfway Bush Kindergarten roof was a result of close collaboration between Dunedin Roofing Systems, H2off Waterproofing, and Allco.
