The Project 

Project Overview:  

The Kāinga Ora redevelopment of 13-15 Kaipātiki Road transformed the site from 4 homes into a modern complex of 34 apartments within the 5-storey block.

Challenges:  

The development required robust waterproofing solutions for below ground, balconies and planters. The site required comprehensive water control measures during construction and for the long-term durability of the structure. Continual use of water pumps and meticulous waterproofing were essential to manage the environmental challenges and construction-related water exposure.

Allco Solutions:  

To meet these requirements, the Volclay waterproofing system was chosen for its versatility and effectiveness across various below ground applications and the Casali range was used for the planters and balconies to ensure a complete and cohesive waterproofing solution.

Under slabs and Foundations: Volclay Voltex, Waterstop RX, and Bentoseal were employed for critical areas including pile caps, lift pits, and ground beams. Despite exposure to rain and partial hydration during construction, the membranes remained effective, shielded by steel reinforcements and efficient water pumping.

Walls: Precast and in-situ walls were secured using Volclay Swelltite, selected for its compatibility with green concrete and no-priming-needed advantage, which prevented any delays in waterproofing these surfaces.

Balconies/Planters: Casali two-layer torch on was applied to the balconies and planters to provide robust waterproofing with the added benefit of being able to easily combine with the Volclay range to ensure smooth transitions from below ground to above ground waterproofing.

Execution and Outcomes:  

The collaboration between the main contractor and Allco applicators, MPM Waterproofing, under the guidance of our Senior Technical Advisor Adrian Crow and our Technical Advisory team, was key to the project’s success. The expertise and support ensured efficient water control during construction, leading to a quick, seamless build with minimal interruptions.

This Kaipātiki Road development not only meets Kāinga Ora’s high standards for community housing but also stands as a testament to effective partnership and advanced building techniques, ensuring a secure and watertight future for its residents.
