The Project 

Metlifecare Poynton is a retirement village located on a 1.8-hectare site on Auckland’s North Shore. The Poynton consists of 246 apartments, 15 serviced apartments, 5 care suites, and a range of communal facilities including restaurants, swimming pools, a gym, bowling, and croquet green across eight linked buildings. The retirement village offers extensive views overlooking Rangitoto Island, towards Lake Pupuke or back towards Glenfield and the Waitakere ranges.  

PROJECT REQUIREMENT 

Metlifecare Poynton was a non-hydrostatic site however due to the scale of the project with podiums and basement car parking, a comprehensive waterproofing solution was required.  

The sheer size of the retirement village meant construction spanned across four stages over 2 years, requiring a solution that would be installed and could be exposed to the elements. Despite being a non-hydrostatic site, there were several low areas on the site that required a water control system during construction.

ALLCO SOLUTION

Allco supplied a comprehensive range of solutions consisting of Volclay Voltex, Hydrotech, and Casali membranes. The build took two years to be completed meaning construction continued through two wet winters. 

One of the challenges facing this project was the continuous need for water control during construction meaning the Volclay product range was the only viable solution due to its ability to cope with hydration. Volclay Voltex was selected as the primary tanking membrane and installed on pre-cast panels due to its ability to be installed in both wet and dry substrates.  

Another challenge was the large ventilating penetrations through the basement walls which required Allco Technical support and tailored detailing. Allco provided comprehensive on-site support with constant collaboration between our applicators, TA Team, and contractors.  

Metlifecare Poynton had the first ILD (Leak Detection System) ever installed in New Zealand. The ILD system can detect water leaks accurately providing building owners with greater building security. The ILD system demonstrated its benefit when the plumbers accidentally cut through the membrane while building the garden drainage. The ILD system was able to identify the precise point of the leak enabling a quick and easy fix and limiting further damage to the building.
